Regional NSW property market continues to buck Sydney trends

The latest research from Terry Ryder, specialist researcher/writer on residential property has shown that regional New South Wales is continuing to act independently of the property market trends overtaking Sydney.

“While Sydney is generally moving into a downturn phase and now has few locations with rising demand, there are growth locations spread across the regions of NSW. Our most research indicates that there are 38 local government areas with growth markets in regional NSW.”

Ryder has previously reviewed the growth of regional areas such as Newcastle and its surrounding suburbs noting them as compelling growth precincts. His research found that suburbs in the City of Newcastle have had very strong price growth (many have risen 20% or more in the past 12 months) and that this region still has untapped growth markets.

Recently the market has begun to shift, with momentum now moving towards neighbouring Lake Macquarie and locations in the nearby Hunter Region (including Maitland, Cessnock, Singleton and Muswellbrook).

“Sales in the suburb of Rutherford in the Maitland LGA have been rising steadily over the past 18 months or so, while Medowie in the Port Stephens LGA has also experienced rising demand, resulting in a 10% annual rise in its median house price.”
